Division A - Tie Breaker

From the rmlax.com website on deciding a mulit-team tie:
So...if CSU were to beat CU on Saturday and BYU beats Utah, then there's a three-way tie with CSU, CU and BYU all at 2-1.
Looking at the three schedules, I believe UCSB is the only common out-of-conference opponent (not counting Whittier). Does this mean CSU is the #1 seed as they beat UCSB and BYU and CU both lost?
Record vs Common Out-of-Conference opponent. (All teams must have played the same opponent)
If still a tie, then...
Goal differential between the teams that are tied, (No award greater than 8 allowed for routs)
If still a tie, then...
Goal Differential - total league schedule. (No award greater than 8 allowed for routs)
